What style and size units are available?

There are 60 condominium residences available. The mix of available units is as follows: 19 One bedroom one bath condominiums, 8 one bedroom / one and one half bath lofts, 29 two bedroom / two bath condominiums and 4 three bedroom / two bath condominiums to choose from.

When will the units be ready for occupancy?

The residences at Palms of Pinecrest will be available for occupancy as soon as construction is complete and the condominium documents have been approved. Some units are projected to be ready for occupancy in early Fall 2003.

How soon can prospective buyers close?

The contract for sale stipulates that prospective buyers will be notified of their closing date. Potential buyers can expect that closing will occur within 5 days of the approval of the condominium documents by the State of Florida, or 5 days after the issuance of certificate of occupancy,whichever comes later.

What improvements are being made to the existing facilities?

All buildings and common areas are being painted. The existing mansard style roofs are being replaced with standing seam metal roofs. The existing flat roof areas will be replaced with new built-up roofing. A new architecturally stunning pool will be added to the property. Landscaping will be enhanced with the addition of new palm trees and lush shrubbery. The laundry facilities will have new washers and dryers and the laundry rooms will be painted. The parking lots are being reconfigured and a picket fence is being installed around the perimeter of the property with gates. New white railing will be provided within the common areas and in the balconies.A wood deck will be provided for sun bathing within Building #4. The interior of the condominiums will be renovated with new kitchens featuring shaker style cabinets, new white on white appliances and granite countertops. There will be tile flooring in the living areas and carpet in the bedrooms. New impact resistant doors and windows will be installed throughout the complex. There are two appliance upgrades available to prospective purchasers.

Is there a sales office?

What about parking?

Each unit owner will be assigned the exclusive use of one parking space at time of closing. The parking spaces are not deeded to the unit owner and are considered limited common elements. Additional parking spaces will be available for use by guests of residents.

Are pets allowed?

Yes, pets under 25 pounds are allowed and must be registered with the condominium association.

What about the maintenance fee?

At this time the maintenance fee is estimated to be about $.20 per square foot of living space. The maintenance fee includes water and sewer, trash services,maintenance of common elements, insurance for common elements including flood, hazard and liability (unit owners are required to have a separate policy to cover their personal property) and reserves for the replacement of common elements. The maintenance fee will also include $10 a month on the use of the laundry facilities.

Will prices increase?

Yes, there will be two price increases from the original offering price. The first price increase will be when one-third of the condominiums are under contract and a second increase will occur when two-thirds of the condominiums are under contract.

Will there be any rental restrictions?

All leases will be subject to the approval of the condominium association. Additionally, there may be no more than one lease per year.

What amount of deposit will be required with the contract?

An additional deposit of 5% of the purchase price is required at the time of signing a purchase contract.

Will the deposits be held in escrow and by whom?

All deposits will be held in escrow by Title Company of America who will also be the closing agent. Deposits will not be held in an interest bearing account.

Are reservations and contracts assignable?

No, each person, or entity,who signs a contract will be required to close in the name shown as “Buyer” on the Contract.

Is financing available?
